Mangano Seeks to Provide Extension for Subdivision Applications

Nassau County is trying to make it just a little bit easier for real estate developers whose building projects have been on hold due to a poor economy, by removing tight time constraints.

“The financial crisis that paralyzed the lending markets has had a tremendous impact on developers and property owners looking to build, expand, or improve,” said Mangano. “We have decided to provide some breathing room for those who are waiting for financing to be approved without jeopardizing any subdivision applications sitting with the County.”

Those whose applications to subdivide property were approved by the Planning Commission, but were then delayed by financial difficulties, would now have up to two years to move on to the next step: filing a map establishing a new subdivision.

This would be an amendment to the Nassau County Charter and will be voted on by the Nassau Legislature later this month. Applicants now have 90 days to file subdivision maps and deeds and may seek an extension for up to a year.  This amendment would allow applicants to request an extension of up to another year.

Planning Commissioner Rich Bianculli said the department found that as the economy got worse, developers kept asking for extensions and, at a certain point, would have to start the subdivision process all over again, costing them more money in fees.
